Rachel Langley, a REALTOR with Blue Marlin Real Estate, says the key factor is location. "The premium you pay is for the lot," she said. "A million dollars sounds like one type of house until you actually look at what it buys in Brevard County."

In Satellite Beach, a $1 million home might be a modest beachside ranch on a small lot, while the same amount in Viera could secure a new construction home with three garages and 3,000+ square feet. Merritt Island’s waterfront properties often include pools and large lots, but prices there are also influenced by proximity to the Kennedy Space Center. Langley noted that buyers must consider their lifestyle needs when choosing a location. "The most important thing is to match the home to your actual lifestyle," she said.

Redfin’s 2026 data shows Satellite Beach’s zip codes consistently top the Space Coast in price per square foot. This reflects demand for direct ocean access, though beachfront homes there typically require at least $1.5 million. Indialantic, just north of Satellite Beach, offers slightly more affordable beachfront options, with some single-family homes available near the $1 million mark.

Viera, a planned community south of Titusville, provides another route for luxury buyers. New construction homes there often include modern amenities and large lots, but buyers should expect to pay more for prime locations near the Viera Village or near the FL-521 corridor. Langley said the market remains competitive, with multiple offers common on high-end listings. "It’s not just about the house," she said. "It’s about where you live and how that fits into your life."
