West Melbourne has the most expensive homes in the Palm Bay metro area, with a typical home value of $374,570 as of the latest data, according to a Stacker analysis of Zillow information. This figure outpaces neighboring cities like Melbourne, which sits at $359,920, and Cape Canaveral, where homes average $316,362. The findings highlight the competitive real estate market across Brevard County, where rising prices have made homeownership increasingly difficult for many buyers.
Nationally, home values rose 1.1% year-over-year to $372,057 in June, but local trends show mixed results. While West Melbourne’s typical home value has increased 18.6% over five years, the city saw a 2.1% drop in prices over the past year. Similar patterns emerge elsewhere: Melbourne’s typical home value fell 2.2% in the last year but has climbed 22.5% since 2018. Cape Canaveral’s prices dipped 2.6% in the past year but still show a 16.5% gain over five years.
Palm Bay itself ranks 16th in the region with a typical home value of $305,330, a 21.7% increase since 2018 but a 2.6% decline in the last year. Cocoa, Titusville, and Micco follow with values ranging from $206,815 to $300,076. These fluctuations reflect broader challenges in the housing market, where 30-year fixed mortgage rates hit 6.55% as of July 16, increasing monthly payments for buyers.
The data underscores affordability struggles for residents, particularly in cities with steep price increases. While some areas like Mims and other smaller towns in the metro region show varying trends, the overall picture remains one of rising costs. Local experts note that demand from retirees, military personnel, and space industry workers continues to drive prices, though recent economic shifts have created uncertainty for buyers.
