Woodfield Development has completed Tides at Palm Bay, a $100 million mixed-use residential and retail project at 2485 Port Malabar Boulevard NE in Palm Bay. The development includes 318 luxury apartments across two five-story buildings and townhomes, along with 19,000 square feet of commercial space. The project, which opened in July 2026, is the largest in the city’s history.
Ross Abramson, a partner at Woodfield Development, said the project was delivered on time to support the growth of the Palm Bay-Melbourne area. He called Palm Bay a key location for the company’s expansion along Florida’s Space Coast. The residential units range from studios to three-bedroom apartments, with rents from $1,600 to $4,200.
The apartments include open-concept layouts, private balconies, and premium finishes like granite countertops and stainless steel appliances. Amenities feature a club lounge, fitness center, two-story sky lounge overlooking the Indian River Lagoon, and a resort-style pool with a summer kitchen. Outdoor spaces include a landscaped courtyard, fire pit seating, and a dog park.
The site is near Palm Bay Marina, Lazy Turtle Grill, Fred Poppe Regional Park, and the Indian River Lagoon. Woodfield Development noted that Palm Bay is now the 15th largest city in the U.S. The project marks the company’s continued investment in the Space Coast and Merritt Island, with plans for future developments in the region.
