A supermarket-anchored shopping plaza in Brevard County has sold for $78.5 million, according to recent records. The sale, finalized in late October, involves the 162-acre property located off State Road 520 near the Ponce de Leon area. The plaza, which includes a major grocery store, has been a fixture in the community for over two decades. The buyer, a private investment firm based in Orlando, did not disclose plans for the property.
The transaction highlights growing interest in large-scale retail developments along Brevard’s east coast. The plaza, which previously housed a Publix supermarket, has seen a decline in foot traffic in recent years due to shifting consumer habits. Still, its prime location near major highways and proximity to the Kennedy Space Center remains a draw for potential developers.
Local real estate agents note that the sale price reflects the value of the land rather than the current retail space. The property includes approximately 400,000 square feet of leasable area, though only about 60% is currently occupied. The remaining space is largely vacant, with several tenants having moved out over the past five years.
The seller, a family-owned company that operated the plaza since the 1990s, said the decision to sell came after years of declining sales and rising maintenance costs. “It’s time to move on,” said John Martinez, a spokesperson for the company. “We’ve had some good years, but the market has changed.”
The deal is expected to spur future development in the area. While no immediate construction plans have been announced, officials with the Brevard County Economic Development Board said the transaction could lead to job creation and increased tax revenue. The board is monitoring the situation closely.
