Brevard County’s real estate market showed diverging trends in February 2026, with single-family home sales declining slightly while condo demand spiked across Cocoa Beach, Cape Canaveral, and Viera. The median sales price for homes across the Space Coast reached $370,000, according to data analyzed by local market expert Bobby Freeman. Freeman and his partner Nikki McCoy Freeman broke down the numbers in a recent video, highlighting how the market is evolving rather than slowing overall.
Freeman said many residents focus on closed sales when interpreting market health. But he pointed to pending sales, new listings, and inventory levels as more telling indicators. "People assume the market is slowing because single-family home sales dipped," Freeman said. "But when you dig deeper, buyer activity is still strong, and the condo market is showing real momentum." Condo sales in coastal areas rose sharply compared to the previous month, driven by steady demand from both local buyers and retirees.
The shift comes as inventory for single-family homes remains tight, with fewer new listings hitting the market in February. Freeman noted that while overall sales of single-family homes fell by 4% compared to January, the number of homes under contract stayed flat. "Buyers are still active," he said. "They’re just being more selective, and sellers are holding out for higher prices." This has kept median prices elevated despite the slight drop in sales.
Condo markets in Cocoa Beach and Viera saw the biggest jumps, with pending sales increasing by 12% and 15% respectively. McCoy Freeman attributed the growth to a combination of lower prices compared to single-family homes and improved amenities in newer developments. "Condos are becoming more attractive for first-time buyers and investors," she said. "We’re seeing a lot of interest in units with golf course access or waterfront views."
