Bobby Freeman of the McCoy Freeman Group at Compass says homeowners on Florida’s Space Coast should rethink timing their home sales in 2026. With single-family home prices holding steady and inventory remaining tight, the real estate market is not rewarding sellers who wait for ideal conditions, Freeman said. "What we're seeing now is not a market that rewards timing," Freeman said during a May 4 interview. "Sellers who delay could miss opportunities."
Freeman cited data showing little fluctuation in home values across Brevard County since early 2025. While prices have not dropped, they also have not surged as some buyers hoped. Meanwhile, inventory remains low in key areas like the Indian Harbour Beach and Indialantic neighborhoods, where months of supply often fall below four. "There's still strong demand," Freeman said. "But the market is more balanced than it was two years ago."
The real estate expert advised sellers to focus on their property's unique features rather than market timing. He noted that homes selling quickly in 2026 often had recent renovations or were in highly desirable school districts. "Buyers are still active, but they're more selective," Freeman said. "A well-priced home with curb appeal can move fast."
Freeman also pointed to shifting buyer demographics. First-time homebuyers make up a larger share of purchases than in 2023, he said, which affects how quickly homes sell. "These buyers are often working with tighter budgets," Freeman explained. "They're looking for value, not just luxury."
With over a decade of experience in Brevard County real estate, Freeman emphasized that the current market favors decisive sellers. "Waiting for a 'perfect' time is a myth," he said. "The best strategy is to be ready when the market is ready."
