HousingWire data shows the Space Coast market balancing between lower inventory and reduced buyer activity, with nearly half of active listings seeing price cuts. George Allred, a Realtor at Keller Williams Space Coast in Cocoa Beach, said homeowners are holding onto price points set during the 2020s low-rate era. 'People still have lower interest rates from the early 2020s,' he said. 'They’re hanging on to a certain price point, but if you price appropriately, it’ll sell in the first week.'
Active inventory in the region is 20.7% below the same time last year, according to HousingWire. But that scarcity hasn’t pushed prices higher across the board. Mike Simonsen, chief economist at Compass, said the Space Coast is mirroring a broader Florida trend where inventory has adjusted faster than prices. 'Inventory has been rising for several years,' he said. 'Prices are about another year out before you get homes that are on the market now, and then they take a few months to sell.'
The market is splitting between sellers with realistic expectations and those testing the upper end. Properties priced near the median are selling quickly, but those above $450,000 are seeing delays or price reductions. Allred noted that 45% of active listings in Brevard County have undergone price cuts since January. 'If you’re in the upper end of the market, you might have to wait or reduce your asking price,' he said. Simonsen added that the price adjustment is 'the last domino to fall' in the region’s recovery.
Buyer activity has declined compared to 2023, with first-time buyers making up 32% of transactions in the second quarter of 2026, down from 41% in 2023. Allred said the market is 'not as hot as it was,' but remains 'stable.' Simonsen predicted prices could begin to decline in the second half of 2027 if current trends continue. For now, the Space Coast remains in a holding pattern, with homeowners and sellers navigating a market where inventory is low but pricing power is limited.
