Melbourne Beach and Indialantic are among the cities where prices dropped 4% or more in 2023, though both have seen 30-45% increases since 2018. "The market is still tight," said one local real estate agent, who noted that buyers continue to compete for limited inventory despite the recent cooldown.

Melbourne Beach has the highest typical home value in the metro area at $605,561, but its prices fell $25,184 in the last year. Satellite Beach and West Melbourne also posted price declines, though both have gained 38% and 30% respectively since 2018. Cape Canaveral, home to NASA’s Kennedy Space Center, saw prices drop 4.6% in 2023 but remains 27% higher than 2018 levels. Palm Bay, the metro area’s largest city by population, has the lowest typical home value at $298,296 but has still gained 33.6% over five years.

The data highlights a split in the market: while some cities struggle with recent price declines, long-term gains persist. Indialantic, which dropped 4.3% in 2023, has seen the second-largest five-year jump in the metro area. Melbourne, a major hub in Brevard County, has the 14th-highest home values in the metro at $350,800 but has only grown 33.6% since 2018. "It’s a mixed bag," said a local economist. "Mortgage rates have definitely impacted the market, but demand in certain areas is still strong."

The 5-year trends suggest that some cities are still attracting buyers despite recent price corrections. Melbourne Beach’s 44% increase since 2018 outpaces the national average, while Satellite Beach’s 38% rise reflects steady demand in coastal communities. However, the data also shows that even cities with long-term gains are not immune to the effects of higher borrowing costs. With mortgage rates near 7% in early 2024, experts say the market may continue to stabilize, but the five-year trends indicate that parts of the Palm Bay metro remain attractive to homebuyers.
