Single-family homes in Palm Bay are selling faster than other property types in 2026, according to a Redfin Real Estate analysis. The data, based on seasonally adjusted numbers from April 2026, shows single-family homes had a median days on market of 58 days—6 days fewer than the same period in 2025. Condos, by contrast, took 94 days to sell, up 26 days year-over-year. Townhouses fell somewhere in between at 65 days. The findings highlight a market still grappling with high prices and rising mortgage rates, but with some segments showing signs of movement.
The analysis used metrics like median days on market and the share of homes remaining unsold after 60 days. For all residential properties, 52.9% of homes remained on the market for more than 60 days in April 2026, down slightly from the previous year. Single-family homes had the lowest share of long-term unsold listings at 51.1%, while condos had the highest at 60.0%. Condos also saw the largest increase in days on market, driven in part by rising HOA fees and insurance costs that have made them less attractive to buyers.
Despite the overall slowdown, single-family homes showed slight improvement. About 15.6% of single-family homes went under contract within one week of being listed, compared to 14.9% for all residential properties. That share dropped for condos to 13.0%, reflecting their continued struggle. Townhouses saw a 22.4% share of homes remaining unsold after 60 days, a jump of 9.2 percentage points from 2025.
The data comes as buyers and sellers in Palm Bay navigate a market still affected by post-pandemic conditions. While single-family homes are moving faster, the overall pace remains sluggish. For buyers, the numbers suggest focusing on single-family properties might yield quicker results, though affordability challenges persist across all home types.
