Bobby Freeman, a real estate agent with McCoy Freeman Group at Compass, analyzed 67,951 closed residential sales in Brevard County from 2021 to 2026. His review of five years of MLS data found no clear peak season for home sales or prices on Florida's Space Coast. The analysis contradicts conventional wisdom that suggests spring is the best time to sell and winter the best to buy.
The data showed highest sales activity in November and December, with the lowest in June. Price peaks occurred in March and April, not during the traditional spring selling season. Freeman's findings reveal a 12% increase in sales during the winter months compared to the same period in previous years, challenging assumptions about seasonal trends.
Freeman's analysis also found that average home prices in Brevard County rose 8.2% annually over the five-year period, with the most significant increases occurring in the northern parts of the county. The data did not show a correlation between listing times and final sale prices, suggesting market conditions rather than timing drive outcomes.
"The Space Coast market behaves differently than other parts of the state," Freeman said. "Our findings show sellers who list in the fall often see quicker offers, while buyers who act in the winter can avoid competition." The analysis recommends buyers and sellers consult local experts rather than rely on generalized timelines.
