A $100 million mixed-use development in Palm Bay is on track to complete construction this summer, according to city officials. The project, located at the intersection of State Road 520 and U.S. 1, includes 250 residential units, 60,000 square feet of retail space, and office buildings. Developers say the project has already created over 500 construction jobs since breaking ground in 2022. City Manager Karen Thompson confirmed the timeline in a recent meeting, noting inspections are set to begin in June. The development is part of a larger effort to expand southeast Brevard County’s economy. Palm Bay Mayor John Rodriguez said the project will attract new businesses and residents. “This is the kind of investment that changes the trajectory of our community,” he said during a tour of the site last month. The project includes a 12-acre park and pedestrian pathways connecting to nearby neighborhoods. Construction delays due to supply chain issues pushed the timeline back from 2023, but officials say the project is now on schedule. The developer, Coastal Properties Group, has not released details about future tenant opportunities. Retailers and restaurants are expected to move in by early 2025. The project’s completion comes as Palm Bay’s population grows by about 3% annually, according to county records. Local officials have long emphasized the need for housing and commercial space to accommodate the influx of new residents. The development’s impact will be felt beyond the immediate area. The project’s office spaces are expected to draw firms from nearby Titusville and Cocoa. Homebuyers in the area have already shown interest, with 70% of residential units under contract. No major changes are planned for the project’s scope, but officials say they will monitor the market for potential adjustments. The final phase of construction includes landscaping and infrastructure upgrades to support the new businesses.
