A Mexican real estate firm has started construction on a speculative industrial building in Melbourne, the first of its kind on Florida's Space Coast in more than 10 years. Trusot Development, the U.S. arm of Grupo Trusot based in Guadalajara, Mexico, broke ground on the 194,480-square-foot TruLogics Distribution Center on Opportunity Drive. The project is expected to be completed by mid-2027.

The building will be the first speculative industrial project in Brevard County since 2016, according to local real estate data. Speculative projects are developed without a pre-existing tenant, relying on market demand. The location on Opportunity Drive, a corridor near the Port of Melbourne, positions the facility to serve logistics needs for the region's growing aerospace and technology sectors.

Grupo Trusot, which also owns retail and residential properties in Mexico, has expanded its U.S. operations through Trusot Development. The company previously built industrial projects in Texas and Georgia but has not developed speculative warehouses in Florida before. The Space Coast has seen increased interest in industrial real estate due to SpaceX's expansion and other aerospace companies relocating to the area.

The project comes as Brevard County's industrial market grows. According to CoStar data, industrial vacancy rates in the county dropped to 6.2% in the first quarter of 2026, the lowest since 2019. The new building will add 194,480 square feet of space to the market, potentially attracting companies in e-commerce, manufacturing, and defense contracting.

Local officials have noted the importance of industrial development to the region's economy. The Port of Melbourne, which handles over 1.5 million tons of cargo annually, has seen a 20% increase in cargo volume since 2020. The TruLogics facility is expected to support that growth by providing warehouse space near major transportation routes.
