Palm Shores followed closely with a 23.4% increase over five years, lifting typical home values to $455,434. Cape Canaveral and Palm Bay both saw their home prices fall by about 2.2% in the past year, but maintained long-term gains of 13% and 19% respectively. West Melbourne and Melbourne each lost about 1.6% in value year-over-year, though their 5-year increases of 15.8% and 20% placed them among the top performers in the metro area.
Micco, a smaller community near the Kennedy Space Center, had the smallest 1-year decline at 2.0% but only a 10.9% gain over five years. The data shows most cities in the metro area have weathered the housing market's recent turbulence better than the national average, where home values rose 1.1% year-over-year.
Local real estate agents note the persistent competition for available homes continues to drive prices upward despite rising mortgage rates. "Supply is still tight," said one agent in Melbourne. "Even with some price corrections, the overall trend remains upward." The Space Coast's growing population and limited land availability are expected to keep pressure on the market, particularly in coastal areas like Melbourne Beach where demand remains strong.
