A tropical-themed Margaritaville hotel on Melbourne's riverfront is finally gaining momentum after years of delays, with developers seeking new investors to push the project past financial hurdles. The Compass Landing by Margaritaville, planned for 705 S. Harbor City Blvd., has faced repeated setbacks since its 2021 inception due to inflation, construction cost spikes, and fluctuating interest rates. City records show the project has required multiple extensions from Melbourne officials, but Mayor Paul Alfrey says the city did not offer tax incentives to entice the original developer, Mirpuri Real Estate.
The city sold the property to Mirpuri in 2019 for a profit, according to city documents. Developer Harry Mirpuri, who has invested millions into the site's infrastructure and boardwalk, is now seeking additional partners to fund the $70 million project. Alfrey said Mirpuri has already brought in outside entities to help finalize investment agreements, though the developer was unavailable for comment as of March 2. "He started the process before COVID hit and inflation went crazy," Alfrey said. "With interest rates dropping, hopefully he'll be able to complete it."
The proposed resort would include a seven-story hotel facing the Indian River Lagoon, a two-story restaurant with 400 seats, a 221-slip marina, and a 14,000-square-foot lawn with a stage for concerts. Alfrey emphasized that significant progress has already been made, noting that "a lot of money has already gone into this project." The mayor said he believes the project "has to move forward in some form," citing the existing infrastructure as a foundation for future development.
Mirpuri's efforts to secure funding come as the city navigates a complex real estate market. The project's timeline remains uncertain, but Alfrey expressed optimism that lower interest rates could help finalize the deal. If completed, the resort would add another major attraction to Melbourne's downtown area, joining existing developments along the riverfront.
