Brevard County real estate expert Bobby Freeman says the 2026 market will favor buyers who focus on positioning over pricing. He told 321 Daily that timing and location will matter more than traditional negotiations in the coming year. Freeman, who has advised Space Coast residents for over a decade, sees a shift in how properties are valued as inventory stabilizes.

"Buyers need to think differently," Freeman said. "The best deals won’t come from lowball offers. They’ll come from knowing where to look and when to move." His analysis draws from recent trends in the Space Coast’s housing market, where demand has outpaced supply since 2023. According to Brevard County property records, single-family home sales rose 12% in the first quarter of 2025 compared to the same period in 2024.

Freeman points to specific areas like Cocoa Beach and Palm Bay as potential hotspots. He noted that neighborhoods with strong infrastructure, like those near the Kennedy Space Center, are attracting both retirees and tech workers. "Those markets are tightening up," he said. "But there are still pockets in Satellite Beach and Indialantic where prices haven’t caught up to demand."

He advises buyers to prioritize home inspections and pre-approval before making offers. "A lot of people are still using 2022 strategies," Freeman said. "That’s not going to work in 2026." His insights come as local Realtors report a 15% increase in first-time homebuyer inquiries since January. Freeman’s firm, Freeman Real Estate Solutions, has seen a 20% rise in client consultations about long-term investment properties.

Freeman expects the market to remain competitive through mid-2026 but warns that opportunities will shrink if buyers delay decisions. "This isn’t a race to the bottom," he said. "It’s a race to the right listing."
