A 1,200-acre residential and commercial development called Everlands West has been approved in South Palm Bay, Florida, with plans for 2,360 homes and 145,000 square feet of commercial space. The project, led by Millrose Properties Florida, was granted zoning changes this week, marking a major step in its development. The project is expected to be completed in phases by 2036.

The development includes 1,600 single-family homes and 760 multifamily units, along with a town center featuring retail and office space. Developers have committed $19 million in infrastructure improvements, including road expansions and traffic signal upgrades, to address concerns from local residents. Millrose Properties Florida said the investment would be tied to a traffic study being conducted by Lennar Homes.

Residents in the area have raised concerns about the impact of the new homes on existing traffic patterns. South Palm Bay’s roads are already heavily used, and some locals fear the influx of thousands of new residents will worsen congestion. Justin Sitzman, a local resident, said the community is worried about the strain on infrastructure despite the developer’s promises.

The project is part of broader growth around the St. Johns Heritage Parkway extension, which has seen increased development in recent years. The development is expected to generate millions in tax revenue and public safety fees for the county. Millrose Properties Florida has not yet responded to requests for comment on resident concerns or specific plans for the town center.
