Eastwind Development has begun construction on The Aston at Longleaf, a 264-unit residential project in Melbourne, Florida, after securing a $45.5 million construction loan from TD Bank. The 17-acre site on Preserve Drive was acquired by the Palm Beach Gardens-based developer, who now works with FaverGray as general contractor and FK Architecture as project architect. The project is expected to be completed by mid-2028. The development includes a 10,000-square-foot clubhouse with a fitness center, game room, and coworking lounge. Outdoor amenities feature a resort-style pool with private cabanas, an outdoor kitchen, firepit, yoga lawn, dog park, and spa. The team also includes Kimley-Horn as project engineer, Innovations Design Group as landscape architect, and R Shana Designs as interior designer. The Aston at Longleaf is one of several large-scale housing projects in Brevard County this year. Similar developments have faced delays due to permitting issues, but Eastwind said the loan approval came quickly after submitting plans to the county. Residents will have access to 264 units ranging from one to three bedrooms, with some units designated as affordable housing. The project’s total cost is estimated at $65 million, with the remaining funds coming from private investors. The site was previously used for agricultural purposes, and Eastwind said the development will include 20% of the units priced below area median income levels. The project is part of a broader push by local developers to address housing shortages in the county, which has seen population growth of 12% since 2020.
