Eastwind Development has broken ground on The Aston at Longleaf, a 264-unit apartment project in Melbourne, Florida. The 17-acre development on Preserve Drive is set for completion by mid-2028, with the first units expected to be ready by late 2027. The project received a $45.5 million construction loan from TD Bank earlier this year.
The complex will include a 10,000-square-foot clubhouse, 24-hour fitness center, coworking lounge, and resort-style swimming pool. Outdoor spaces will feature a firepit, yoga lawn, and a dog park with a pet spa. The design includes a multi-sport gaming simulator room and an outdoor kitchen.
Eastwind previously developed properties in Brevard County, but this is its largest project to date. The developer has not disclosed plans for on-site retail or parking garage capacity. The project is part of a broader push to expand housing options along the Space Coast.
The design-build team includes FaverGray, FK Architecture, Kimley-Horn, Innovations Design Group, and R Shana Designs. Construction is expected to create temporary jobs for local contractors. No details about unit pricing or rental rates have been released yet.
The Aston at Longleaf will be Eastwind's third project in Melbourne since 2021. The company has not yet applied for permits for a second phase of the development, which would add another 120 units.
