Bobby Freeman of the McCoy Freeman Group at Compass says Cocoa Beach buyers now demand more than just canal access. The 107 La Riviere Road home he recently toured has a private dock, 16,000-pound boat lift, and unobstructed views of Kennedy Space Center launches. "Waterfront Done Right" means integrating boating, beach access, and everyday convenience, he explained. The property listed April 12 is one example of how the market has shifted since the 2020s. In previous cycles, canal-front homes alone were enough. Now, buyers want seamless connections between land, water, and the Space Coast's unique attractions. Freeman noted that 78% of waterfront inquiries in 2026 included requests for rocket viewing opportunities. The 4,200-square-foot home at 107 La Riviere Road, fully renovated in 2025, sits 500 feet from Cocoa Beach's shoreline. Its 300-foot deepwater dock can accommodate yachts up to 65 feet. The listing highlights proximity to both the ocean and the Indian River, a feature that has driven price increases of 12% year-over-year in Cocoa Beach's waterfront sector. Freeman pointed to the 2023 SpaceX launch season as a turning point for buyers prioritizing space views. "People aren't just buying a house," he said. "They're buying access to the Space Coast's identity." The property's $2.1 million asking price reflects demand for homes that merge traditional waterfront living with the region's aerospace heritage. As the Kennedy Space Center continues its launch schedule, Freeman expects waterfront properties with clear sightlines to the launch pads to maintain their premium status in the market.
