A shopping center in Brevard County has changed hands for $16 million after remaining on the market for 20 years. The sale marks the first major transaction involving the property since it was developed in the early 2000s. Located on State Road 520 near the Melbourne city limits, the center has been a fixture in the area’s retail landscape for over two decades.
The property, which spans approximately 12 acres, includes a mix of retail and office space. Records show the center was originally built in 2003 and has undergone several ownership changes over the years. The most recent sale was finalized in early March after a protracted negotiation process between the buyer and the previous owner, who held the property since 2005.
Local real estate agents say the sale reflects shifting demand in the retail sector. “The market for traditional shopping centers has softened in recent years,” said Sarah Mitchell, a Realtor with Coldwell Banker in Brevard. “This transaction shows that even older properties can still find buyers if they’re positioned correctly.”
The buyer, a private investment group based in Orlando, declined to comment on the purchase. The seller, who has owned the property since 2005, did not disclose the original purchase price. The $16 million sale price represents a roughly 20% increase from the last known appraisal of the property in 2020.
The center currently houses a mix of tenants, including a grocery store, a hardware retailer, and several small businesses. Officials with the Brevard County Economic Development Commission said they are monitoring the transaction but have no immediate plans to intervene. “This is a private sale,” said commission director Mark Thompson. “We’re focused on supporting new developments rather than existing ones.”
