Land values in Brevard have climbed steadily over the past five years. In 2018, the average price for vacant land was $48,200 per acre. By 2023, that number more than doubled. Experts attribute the rise to a combination of population growth, infrastructure projects, and the area’s proximity to Cape Canaveral.
The Kennedy Space Center and nearby military installations remain major draws. Over 200,000 people live within 10 miles of the spaceport, according to the U.S. Census Bureau. This population density has spurred demand for residential and commercial land, pushing prices higher.
Local officials say the trend shows no signs of slowing. A 2023 report by the Brevard County Property Appraiser’s Office predicts land prices will stay above $100,000 per acre through 2025. Some landowners have already seen offers exceed listing prices by 15%.
The surge in land values has sparked debate. While some see it as a sign of economic strength, others worry about affordability. A single acre in Titusville now costs more than the median home price in nearby counties. The county has no plans to curb development, but officials are monitoring the market closely.
