Brevard County’s industrial sector is expanding for the first time in years, fueled by a wave of new developments tied to the aerospace industry. The NASA Causeway Logistics Center, a 307,000-square-foot facility being built by Stotan Industrial and CrossHarbor Capital Partners, marks a shift in a market long constrained by outdated infrastructure. The project, located near the Kennedy Space Center, is expected to open in early 2027 and could attract tenants from the growing space and defense sectors.
The county’s industrial inventory has remained stagnant for over a decade, with many existing warehouses dating back to the 1970s. But recent announcements show a turning point. CoStar Analytics reports that Brevard’s industrial vacancy rate dropped to 12.4% in the first quarter of 2026, the lowest since 2010. This follows a surge in aerospace-related jobs, with the region adding 4,200 positions in the sector last year alone.
The new logistics center will include climate-controlled storage, high-clearance doors, and secure parking, features tailored to aerospace companies handling sensitive equipment. Stotan Industrial, which owns 1.2 million square feet of industrial space in the county, said the project addresses a critical need. “We’re seeing demand from companies that need space close to launch sites and research facilities,” said a company spokesperson.
The development comes as Brevard’s population grows. The county added 23,000 residents between 2020 and 2025, according to the U.S. Census. While residential growth has outpaced industrial supply, the new logistics center is part of a broader push to modernize the area. A second phase of the project, which would add 150,000 square feet, is under consideration if demand remains strong.
