The increase in home sales was most pronounced in areas like Cocoa and Palm Bay, where demand for single-family properties outpaced supply. Median home prices rose 2% year-over-year to $345,000, driven by buyers seeking larger spaces amid ongoing housing shortages. Meanwhile, condo prices in downtown Melbourne and Satellite Beach dropped as developers added 200 new units to the market in March alone.
The condo market's decline comes as new construction projects continue to expand. The Space Coast Condominium Council reported 15 new condo developments broke ground in 2024, adding 1,200 units. "We’re seeing a lot of new inventory," said council member Mark Thompson. "That’s putting downward pressure on prices."
Local economists note the trends may reflect seasonal patterns, with spring buying season typically favoring single-family homes. However, the condo price drop has raised questions about long-term market balance.
