Home prices in Brevard County have stopped falling after a brief decline, according to data from the Brevard County Realtors Association. The stabilization comes as a relief for residents navigating the Space Coast’s competitive housing market. Prices had dropped by about 5% in the last quarter, but recent listings show little movement, with some areas holding steady since early 2023.
The slowdown follows a surge in inventory last year, which temporarily eased demand. However, experts note that the market remains tight, with fewer homes for sale than buyers. "It’s not a boom, but it’s not collapsing either," said Sarah Mitchell, a local real estate agent in Cocoa. "People are waiting for the right deal, but sellers aren’t rushing to list."
Brevard’s appeal persists despite the fluctuations. The county’s mix of coastal communities, aerospace jobs, and quality schools continues to draw buyers. In Melbourne, for example, median home prices have held near $420,000 since January, while in Titusville, prices have dipped slightly but remain above 2022 levels.
For now, the market is in a holding pattern. Buyers and sellers are advised to act quickly, as inventory could shift again with seasonal trends. "We’re seeing more activity in March," Mitchell added. "But nothing dramatic. It’s a wait-and-see game for most people."
